You do not need to be a US Citizen or a Florida resident to obtain a license. However, you must possess a valid US Social Security Number (SSN) to apply.
The "Deal Breaker" Rule
Before purchasing a course, verify you meet this non-negotiable requirement.
REQUIRED: A valid US Social Security Number (SSN).
NOT ACCEPTED: Individual Taxpayer Identification Number (ITIN).
Why? Florida Law (statute 455.213) requires the SSN to check for compliance with state child support programs. There are no exceptions.
Warning: If you do not have a US SSN, do not purchase the course. You cannot apply for the license.
Additional Steps for Foreign Applicants
If you have an SSN, you must follow these specific steps during the application process:
Education: You must hold a high school diploma (or equivalent). Foreign diplomas must be translated and evaluated for US equivalency.
Consent to Service: You must sign an "Irrevocable Consent to Service" form. This gives Florida courts jurisdiction over your real estate activities even if you live abroad.
Fingerprinting (Outside Florida):
You cannot use standard digital scanning at a local police station outside Florida.
You must obtain a physical FD-258 fingerprint card, get inked, and mail the card to a Florida-approved vendor for digitization.
Does Florida Recognize My Foreign License?
No. Florida does not have "Mutual Recognition" with any foreign country (including Canada and the UK).
